Please share something about the history of your present bed and breakfast.
After the death of my stepfather my mother decided to move to Venice from the USA. We decided it would be fun to buy a property, fix it up and run a B&B together. In 2003 we bought and restored a flat in a 15th century palace with it's own courtyard which had the original water well. The property had always been a private dwelling, so after careful consideration, as it is a historical building, we were able to divide the space and produce 4 suites. Each room is different and has has it's own specialness. We have been running the B&B since 2004.
What are the unique characteristics of your B&B?
Our guests love the fact that we are native English speakers who have lived in Venice for 15 years. They enjoy that we are a mother and daughter team. Our American guests greatly appreciate some of the "American" attributes such as big, very soft bath towels, face wash cloths and super comfy beds with very high quality cotton sheets. The decor is not the typical fake 18th century venetian nor is it the very modern. We decided that an eclectic look would suit our personalities. We gathered some pieces from our homes, some antiques, paintings and drawings that I personally did and pieces that I designed and had made specifically for the B&B.
Based on your guests' opinions, what feature of your B&B has made their stay special?
Most of our guests love the location, which is in the center, easy to get to and from but very quiet as it sits inside a 15th century palace off of the internal courtyard. They enjoy having breakfast outside in the warm months or just having drinks and relaxing their feet after a long day. We often act as private concierges, giving excellent advice on what to visit, how to get there and where are the best restaurants - as well as gelateria.
Please describe in short your bed and breakfast and its general services and amenities.
Our property is made up of 2 apartments: the ground floor mini flat and the first floor. The mini flat has it's own entrance off of the courtyard and it's own kitchen. The first floor has the other 3 suites, small kitchen and reception area where the communal computer with internet is available. Coffee and tea service is in the kitchen.
How many rooms are offered at your B&B and what is its maximum capacity?
We have 4 rooms. 3 rooms sleep 4 guests and 1 room sleeps 3. There are twin size beds or queen.
What kinds of rooms do you offer?
Our Verde room sleeps 3 guests. It offers courtyard views and a canal view. The room has its original painted wood beams and marble floor. The Rose room sleeps 4 guests, has 1 large bathroom with soaking tub and separate shower, along with another half bathroom which is very useful with 4 guests. The room has 2 large windows that look out onto the courtyard. The Gialla room sleeps 4 guests. The bathroom has double sinks and a shower. The room looks out onto a small canal where many times Gondolas pass underneath. The Garden room is a mini flat which sits off of our courtyard. It is a spacious studio with private kitchen and eating area, bedroom and bathroom with shower. All rooms have original exposed wood beams and stone tiled bathrooms.

Each room has an en-suite bathroom with shower and/or bathtub, A/C, heating, flat screen TV with cable, direct line phone and WI-FI.
What do the room rates include?
Rates include breakfast, tax and internet.
What may guests expect from a typical breakfast at your property?
Our breakfast consists of a hot beverage, variety of breads and pastries with jams and butter, yogurt, juice and fresh fruit.
When and where is breakfast served?
Breakfast is served in room or outside in warm weather.
Are dietary needs accommodated?
We try to accommodate all dietary needs.
Are there cooking facilities, which guests may use?
We allow coffee and tea making in the kitchen only.
Is your bed and breakfast suitable for children?
Children are welcomed.
Do you accept pets?
We accept small pets.
What is your smoking policy?
We are a non-smoking establishment. However one can smoke outside in our courtyard.
Is there a parking facility on premises or nearby?

What safety precautions are provided at your B&B?
We have smoke alarms and fire extinguishers.
What is your check-in/check-out policy?
Check in is after 3pm. Check out at 11am. Arrivals after 9pm should be arranged in advance. Our guests can come earlier than 3pm and drop off their luggage until their room is ready. They may also leave their bags with us on check out until they leave the city.
Are there a minimum number of nights for staying at your B&B?
We require a 2 night min. However if we have a room free only for one night we will accept a reservation.
How can guests check availability and make a reservation?
Availability and reservations can be done online, email or phone. We require a valid VISA or MASTERCARD to hold the room. Any booking of more than 3 days or more than 1 room requires a 50% non refundable deposit.
What is you cancellation policy?
CANCELLATION FEES SCHEME:
- from the reservation to 30 days before check-in: 0%
- 29 days before check-in to 10 days before check-in: 50%
- 9 days before check-in and No Show: 100%
Any booking of more than 3 days, more than 1 room or made more than 6 months before requires a 50% non refundable deposit.
What types of payment do you accept?
We allow VISA and MASTERCARD, wire transfers and cash. We discount for cash.
