1890 Williams House Inn was the first bed and breakfast in the state of Arkansas, established in 1980. This exquisite Arkansas estate was built in the 19th century by Dr. A.U. Williams, a prominent physician and businessman, where four generations of his family lived. The home continues to welcome travelers today; we invite you to come into our parlor for refreshments and good conversation, sharing in the history and hospitality. The 1890 Williams House Inn is the historic-district’s jewel which showcases beautiful woodwork and architectural detail. The Main House has 6,500 sq. feet of elegance & charm with six extra large guest rooms and the Carriage House has 2,000 sq ft and three extra large guest rooms. Accommodations include TV/VCR/DVD, two-person jetted tubs, coffee pot, microwave, small fridge, stereo CD player and WiFi in the common areas. How many rooms are offered at your B&B and what is its maximum capacity?
9 rooms and maximum capacity of 22 guests. One of the suites is two bedroom for a total of four guests and we have a queen Frontgate bed for two additional guests that will go in a variety of our guest rooms.

Which room is your personal favorite?
Guest suite - the bedroom is in a beautiful shade of blue/green and the four poster bed lets you sleep like a baby. The sun porch, sitting area, is filled with light and comfort. In the corner of the sun porch the history of the building is seen by the different bricks, brownstone and rounded wall. The bathroom, installed in 1926, when the house received plumbing, is between the first and second floors of the house but private in-suite.
What do the room rates include?
Room rates include a glorious night of lodging, full delicious breakfast, off-street parking, internet, concierge service and all of the amenities of the Inn.
Do you offer any special packages?
A large variety of packages and discounts and all items are also offered a-la-carte.
What may guests expect from a typical breakfast at your property?
Always hot fresh ground coffee, hot tea, orange juice, fresh fruit, home-made bread and a hot entree such as a breakfast pannini with eggs, peppers, two cheeses, brocolli, carrots, sour cream and salsa.
When and where is breakfast served?
Breakfasts are served in the dining room for all of the guests except those staying in the Parlor Suite, Williams Suite and Turret Suite (where breakfasts are served at a cozy table for two in the sitting room portion of the suites). The dining room is very open, and gives the choice of eating together with other guests or privately at your own table. The breakfasts are gourmet quality and simply outstanding, be sure to try one of the muffin creations! You are also invited to complimentary coffee, hot chocolate, tea, spring water and the cookie jar.
Are dietary needs accommodated?
Yes, we do our best to accommodate all dietary restrictions.

We offer a lunch-to-go on request.
Are there cooking facilities, which guests may use?
All rooms have a small refrigerator, microwave and coffee pot.

In the Copper Cottage - pet policy applies.
What is your smoking policy?
Outdoor only with ashtrays throughout the gardens and on both verandas.
Is there a parking facility on premises or nearby?
Off-street parking available at no charge and plenty of on-street parking also.
Is your B&B suitable for disabled guests?
The Copper Cottage is handicap accessible.
What safety precautions are provided at your B&B?
Smoke and fire alarms, main door has a combination lock. All guest rooms have two locks on the inside.
What is your check-in/check-out policy?
Check-In is from 3:30 pm to 6:00 pm at our Arkansas bed and breakfast. If you will be arriving after 6:00 pm, please notify us of your approximate arrival time, on the day of arrival, so that arrangements can be made for a self check-in.
Are there a minimum number of nights for staying at your B&B?
Hot Springs Inn Minimum stay requirements: Non-holiday weekends: Two-night minimum, we may accept a one-night stay based on availability. Holiday (Sunday through Thursday): Two-night minimum. Holiday weekends: Two-night minimum. Non-holiday (Sunday through Thursday): No minimum.
How can guests check availability and make a reservation?
We want to make sure that your reservation needs are met, please call for reservations and inquiries between the hours of 10:00 am and 8:30 pm. 24 hour real time reservation system online.
What is you cancellation policy?
1890 Williams House Bed and Breakfast Arkansas - Cancellation Policy: Notification of cancellation must be received a minimum of ten (10) days in advance of arrival date. If required cancellation notice is not met, the full amount of the stay will be charged unless the guestroom can be re-rented; rescheduling, early departures and no-shows are the same as a cancellation. This policy applies to reservations made with a gift certificate as well. Weather Policy: If the roads into Hot Springs and/or the airport in Little Rock is closed, refunds will be made, less the $50.00 non-refundable deposit. The Inn can not be responsible for weather conditions at point of guests departure and our standard cancellation policy will apply.
