Please share something about the history of your present bed and breakfast.
Our charming farmhouse was purchased by us in 1994. There had been a fire, damaging part of the building in 1978. Upon investigation - prior to renovation - it was discovered that parts of the property dated back to the 17th century -possibly. This could not be confirmed, as papers were destroyed in the war years. There is also a suggestion that perhaps a priest from Leige did reside here way back then. We have renovated the property extensively, it was during the latter part of the renovation that we had the idea of opening it as a Bed & Breakfast. The internet has opened the world.
What are the unique characteristics of your B&B?
We are situated in a small village called Kerniel, deep within the fruit growing region of Belgium - called the Haspengouw. Quiet and calm but only 10 kms away from Tongeren/St Truiden and Hasselt, for the bustling night-life and shopping areas. We have Wi-Fi internet connection as well as a laptop for guests use in the Bar area. The Bar is private for guests only and has a wide variety of Belgian Beers, a Jukebox, flat screen TV, DVD Player, Sound system. We now have cycles to hire as guests enjoy the 300 kms of safe cycling/walking routes. Our gardens have been landscaped, guests may relax and unwind.
Based on your guests' opinions, what feature of your B&B has made their stay special?
Many of our guests return time after time. They enjoy the locality of the house. Cosy rooms. Personal attention to each guest. Our B & B is run on a family basis, many of our guests leave saying they feel like part of the family.
Please describe in short your bed and breakfast and its general services and amenities.
All guest rooms are on the first floor of the house. The Bar is situated on the ground floor with a conservatory area for smokers. This has been organised since the change of law on smoking. We aim to please smokers and non-smokers alike. The Bar is for the guests to relax, enjoy a drink, watch TV, play music, use the Internet etc. The garden is extensive, and guests may relax in the lawned area. Sit around the pond, generally chill out. The atmosphere of our Guest House has been described as charming.
How many rooms are offered at your B&B and what is its maximum capacity?
We have a total of 4 rooms: 2 x Single Rooms, 1 x Double Room, 1 x Twin Room. The total guest capacity would be 8. The Double and Twin Rooms could accommodate an extra Single Bed where necessary.

What do the room rates include?
The room rates include a Full English Breakfast - served up to 09.00. OR a Continental Breakfast 09.05-10.30; Free Wi-Fi Internet connection; Free on street parking; All local taxes.
What may guests expect from a typical breakfast at your property?
A Full English Breakfast consists of Bacon, Egg, Sausage,Tomato, Mushrooms. Tea/Coffee. Fresh Orange Juice. Toast and Marmalade. A Continental Breakfast consists of Bread.Cheese.Ham.Pate. Warm Croissants. Tea/Coffee. Marmalade. Fresh Orange Juice. Any food allergies/preferences etc., should be made known to us upon arrival.
When and where is breakfast served?
Breakfast is served in the Bar area from 06.00-10.00. We are flexible with our serving times, as many of our guests leave early in the morning to visit many of the antique markets in our area. Breakfast can be served in the garden during the Summer months if requested.
Are dietary needs accommodated?
Dietary needs must be made known to us prior to arrival.
Is your bed and breakfast suitable for children?
Do you accept pets?
We do accept pets by prior arrangement. We insist that we know the size of the pet. Our rooms have stripped wooden floors and scratches can be expensive to repair. We also ask that the pet cat/dog have its own throw for sleeping on.
What is your smoking policy?
Since the law change, we cater for both smoking and non-smoking guests. No smoking in any of our bedrooms. We have a conservatory attached to the Bar area, where guests may enjoy a cigarette, as well as in the gardens.
Is there a parking facility on premises or nearby?
Parking is on street. Bearing in mind, we are in a quiet village location. No traffic to worry about.
Is your B&B suitable for disabled guests?
What safety precautions are provided at your B&B?
We have the required fire detector/alarms, etc.
What is your check-in/check-out policy?
Check in is from 16.00 - 21.00 unless previously arranged. Check out is 10.00 - 11.00.

What is you cancellation policy?
Cancellations made prior to 24 hours notice incur no charge. After that 1 night will be charged.

Deposit/Payment in full via Paypal. Payment in euros - cash.

Many of our guests come for the calmness. They walk or cycle, a relaxing weekend getaway. Some guests enjoy the many antique markets around and about throughout the year. Others come in the springtime to see the beauty of the fruit trees in blossom.
