Please share something about the history of your present bed and breakfast.
We are the third owners of this beautiful Bed and Breakfast. The first owner, who built it, is a descendant of one of the first tourism and hotel operators in this region - his family built the hotel at Kinloch at the head of the lake and pioneered tours to the Routeburn Track in late 1800s! Following on from the pioneering tradition, one of Chris's ancestors was a gold miner near Arrowtown, 20 minutes away.
What are the unique characteristics of your B&B?
Our B&B has sensational views of Lake Wakatipu from all its rooms. Guests love to take tea or enjoy breakfast on the spacious balcony with its expansive lake and mountain views, or to sit in the comfortable lounge watching the light change on the water. Our home is warm, modern and has lovely cottage gardens.
Based on your guests' opinions, what feature of your B&B has made their stay special?
The magnificent views, the delicious breakfasts, our warm hospitality, our local knowledge of activities and local history, our free WiFi service, our free activity booking service and the feeling that this is a home away from home. Please describe in short your bed and breakfast and its general services and amenities.
Our relaxing, warm and spacious B&B was featured in 'National Geographic Traveler" and Cathay Pacific's "Discovery" magazines. We have been approved by the @Home New Zealand (NZ Bed & Breakfast association) and by the NZ Bed & Breakfast Book. We are members of the Tourism Industry Association. Each room has its own ensuite or private bathroom. All have tea/coffee making facilities, hairdryers, irons/ironing boards, mini fridges, radio alarm clocks, electric blankets, modern heaters, double-glazing and spectacular lake and mountain views. 3 rooms have flat screen TVs. Guests can enjoy the views from their rooms, or from the relaxing guest lounge, balcony or in the cottage garden courtyard.
How many rooms are offered at your B&B and what is its maximum capacity?
We have 4 rooms: king, queen, twin rooms and a self-contained apartment -and can accommodate a maximum of 10 guests. All rooms have their own en-suite or private bathroom. We can provide portacots and highchairs.
What kinds of rooms do you offer?
Room 1: King size bed with ensuite. Room 2: queen size bed with private bathroom. Room 3: twin room with 2 single beds and private bathroom. Apartment: king size bed in bedroom and 2 single beds in the spacious lounge; has a kitchen and dining area.

Which room is your personal favorite?
The queen room (Room 2) has a picture window with amazing views. Although the bathroom is private (just 2 steps across the hall) it has the largest bathroom with both a bath and a shower.
What do the room rates include?
A generous, delicious breakfast, free WiFi, off street parking, includes Goods and Services Tax (GST).
Do you offer any special packages?
We give discounts for long stays and off-season (May and October) we often provide other discounts.
What may guests expect from a typical breakfast at your property?
Homemade bread, freshly baked croissants and Danish pastries, fresh fruit salad, yoghurt, selection of cereals and jams, 100% juices, choice of toasts, local honey, freshly ground percolated coffee, selection of teas. More than you can eat!
When and where is breakfast served?
Breakfast is served at whatever suits guests. Often they need to leave early (eg 7am) to travel to Milford Sound and so we will serve breakfast at 6am or thereabouts if they wish. Breakfast continues until the last sitting which starts at 9am. Usually it is served in the dining room, but during the summer months, guests often savour their breakfast on the balcony to enjoy the views in the open air.
Are dietary needs accommodated?
We cater for people with all sorts of dietary requirements including vegetarians, gluten free, dairy free, caffeine free and those with various allergies. We do not make any additional charges for this, but do appreciate prior requests.
Do you serve other meals?
We serve a pot of tea or coffee to welcome guests on arrival together with small cakes and slices.
Are there cooking facilities, which guests may use?
Each room has its own tea and coffee making facilities and bar fridge. Also our apartment has a full kitchen with oven, microwave, sink etc.
Is your bed and breakfast suitable for children?
Yes, we welcome children of all ages. We can provide highchairs and portacots, if necessary.
Do you accept pets?
Unfortunately, as some of our guests may be allergic to pets, or fearful of them, we cannot accommodate guests' pets.
What is your smoking policy?
Guests are welcome to smoke OUTDOORS and we provide ashtrays for them. However, we have a no-smoking policy indoors.
Is there a parking facility on premises or nearby?
We have off-street parking for all guests. Guests may also park on our street if they wish.
Is your B&B suitable for disabled guests?
As we are on an elevated site overlooking the lake, there are a few steps from the car park to our house.
What safety precautions are provided at your B&B?
We have been inspected and approved by the NZ Fire Service. We have smoke alarms throughout the property, including in every room, and have fire extinguishers and a fire blanket. Door handles are designed so that guests can exit their rooms easily in an emergency.
What is your check-in/check-out policy?
Check-in time is generally after 2pm, although when prearranged we can often take guests earlier than that if required. Check-out time is 10am.
Are there a minimum number of nights for staying at your B&B?
No minimum stay. Guests are welcome to stay with us for only 1 night if that suits them, but we often have people requesting an additional night when they realize what a lovely home we have.
How can guests check availability and make a reservation?
Enquiries and reservations can be made by phone, email, fax or by completing the form on our website. Once a booking is confirmed, we send out an email detailing the reservation.
What is you cancellation policy?
Due to our small size, if we are unable to onsell a room that is cancelled within 30 dyas of the arrival date, 25% of the tariff will be charged. The full tariff will be charged if the booking is cancelled within 7 days of the arrival date. Please ensure you have travel insurance to cover unforeseen circumstances.
What types of payment do you accept?
Visa, Mastercard, American Express, JCB, EFTPOS, cash.
Is there a special etiquette that guests should know about and comply with?
Please tell us what things guests might enjoy visiting, seeing, doing, etc. in your area.
This is the adventure capital of New Zealand! Bungy jumping, parachuting, paragliding, Canyon Swing, White water rafting are just some of the activities. There are 5 gold courses close to us, 4 ski-fields, numerous vineyards, magnificent walks, Skyline Gondola, Deer Park Heights, Earnslaw steamship - and much, much more. Not just a place for the adventurous.
Where is your B&B located and how it may be reached?
16 Panners Way, Queenstown: Driving for 2.5km on highway 6A from Frankton towards Queenstown, you will see the Gold Ridge Hotel and Sherwood Manor on your right. In front of Sherwood Manor are four old horse wagons. Turn right into Goldfield Heights. Second turn left is Panners Way. Once in Panners Way, take the left access way with our sign on the corner (half way down Panners Way on the left). Larch Hill B&B is at No.16 at the end of the access way. (Alternatively, if you find "Larch Hill Place", you can also access our place from there (we have dual street access) - we are at the end of Larch Hill Place, on the right).
