I like to travel, so I decided to open a B&B.
What are the unique characteristics of your B&B?
Friendly atmosphere, discretion, young owner (28), self restyled furniture (I'm a craftsman).
Please describe in short your bed and breakfast and its general services and amenities.
Our rooms are recently renovated and well furnished, each with a private bathroom, tv (italian tv), speakers for music player, hair-dryer, Wi-Fi internet connection. Martini Bed Bed & Breakfast's shared space features internet PC for free use, smokers corner, fridge, microwave oven, American/Italian coffee makers, kettle, toaster, orange juice maker, pop-corn maker. Our breakfast is self-service and open 24/7.
How many rooms are offered at your B&B and what is its maximum capacity?
We offer 2 rooms with private bathroom, a twin/double and a 4 bed room (double bed + bunkbed).
What do the room rates include?
Breakfast, tax, insurance, internet, final cleaning.
What may guests expect from a typical breakfast at your property?
We want Guests to feel at home. So, we do not prepare breakfast but we provide Guests with anything they might need to prepare their favorite breakfast! Kitchen is furnished with fridge, microwave oven, Italian and American coffee-maker, kettle, toaster, orange juice maker, pop corn maker. They'll tell us what they like. We normally provide home-made apple pie, jam, bread, cookies, yogurth, seasonal fruit, milk, coffee and tea.
Do you serve other meals?
No, but we have a special discount with a restaurant downstairs (ex. € 7 first course+vegetables+water)
Is your bed and breakfast suitable for children?
We accept children, till 5 years old they don't pay.
Do you accept pets?
No.
What is your smoking policy?
No-smoking rooms, smoking free common spaces and terrace.
Is there a parking facility on premises or nearby?
There is a private park downstairs.
What safety precautions are provided at your B&B?
We are approved by the local authority.
What is your check-in/check-out policy?
No check-in time. Check-out before 11.00 AM
Are there a minimum number of nights for staying at your B&B?
No but for 1 night stay we apply 10% over the normal rate.
How can guests check availability and make a reservation?
They can check availability by email and pay the reservation fee by Paypal.
What is you cancellation policy?
Cancellation will be accepted maximum 3 days before arrival.
What types of payment do you accept?
Cash.
Is there a special etiquette that guests should know about and comply with?
Our B&B is in a condominium, so guests are not allowed to make noise after midnight.

Our b&b is situated in one of the historical neighbourhoods of Rome, Quadraro, close to the important archeological site of Appia Antica.
Where is your B&B located and how it may be reached?
Our b&b is located in a semicentral area, next to subway station Porta Furba Quadraro (line A). We are at the third floor with lift of a peaceful building. We are well connected to the city centre by subway and night buses.
Termini central station 15 min. away (subway line A). San Pietro 20 min. away (subway line A). Cinecittà Studios 6 min. away (subway line A). Castelli Romani just a few minutes by car. Ciampino Airport is only 8 km far away and it's easy to go there by taxi (EUR 15/25) or by public transport (EUR 2). Quadraro is a peaceful area full of public parks, restaurants and all kind of shops. How to reach us - From Fiumicino airport: Get the train from the airport direction FARA SABINA/ORTE and get off at Tuscolana Station. Leave the Square Station through Gela Street (via Gela), go straight ahead and get the tube (Line A) at Pontelungo Station direction Anagnina. Get off at Porta Furba Quadraro tube station, and follow "via dei Fulvi numeri dispari" direction, go straight ahead and find number 67, then ring Martini P. on the left column of entry phone. Go to the building on the left and ring again, i'm at the third floor. By car: From the "A1 motorway" get the deviation "South of Rome" (Roma Sud) - from the gate get the direction to the Ring (G.R.A. - Grande Raccordo Anulare) - get the external part of the Ring (direction Appia) and get out of the Ring at gate number 21 (Tuscolano Centro) - Go straight ahead Tuscolana Road (via Tuscolana) and after number 649 go left Via degli Opimiani then take the second on the right (via Opita Oppio) and take the second on the right once again and stop there my apartment's gate is next to the shop "latticini Francia".
What would you say to people who have never stayed in a bed and breakfast?
It's like a hotel, more friendly and cheap.
