I finally realized my dream about two months ago. We have been open since mid February.
Please share something about the history of your present bed and breakfast.
My grandfather built this house about 70 years ago and it's where my mother lived when she was a child. They moved out when the family expanded and rented the property. However, the house has been vacant and abandoned for the past 15 years. As for me, my mother, an avid traveler, always dragged me along on her trips abroad. We would drive around and when the evening comes, looked to stay in many quaint little inns and such. Then when I lived in the US for about 12 years during my studies, I would travel and explore the country when ever I got the chance and usually chose to stay at cute little b&b's or inns. For the past 10 years, my husband and I usually plan our own trips and still stick with small local properties so that we can get to feel like we're experiencing the local lifestyle. I lived down the road from this old house from 1998 to 2005. Every time I drove past it on the way to work, I always thought that with a little bit of work, it could be a beautiful house. It took a couple of years to get my family and friend's support. And finally, in 2008, I formally pitched the idea to my mother and her siblings, the present owners of the house, and they gave me the green light. A year later, and Baan Pra Nond B&B is open for guests...
What are the unique characteristics of your B&B?
Baan Pra Nond B&B is located in the center of Bangkok where there are many big city hotels that provide the same style and accommodations as you would find any where in the world.
Based on your guests' opinions, what feature of your B&B has made their stay special?
According to our guests, they enjoy the overall look and feel of our property. They love the look of the house and they are fascinated by the interior decoration which includes both antique and reproductions of of solid wood furnishings.
Please describe in short your bed and breakfast and its general services and amenities.
We are simple and basic Bed & Breakfast property. We offer guests a convenient location along with a restful retreat in the center of the city. We have a small swimming pool where guests can escape the heat of the tropics and seating areas both indoors and outdoors to relax and unwind. Guests can borrow books and novels from our library or DVD's to watch in living room on the large LCD TV. Wi-Fi access is provided free of charge throughout the property and a desktop computer is available to all guests whenever they need.
How many rooms are offered at your B&B and what is its maximum capacity?
Our property consists of nine rooms and can accommodate a maximum of 19 guests. While 8 of the 9 rooms can only accommodate 2 guests per room, Room # 3 can facilitate an extra bed allowing for a maximum of 3 guests.
What kinds of rooms do you offer?
The main house has 3 bedrooms: The Master Suite (Room 3) is the biggest room in the house. Comes with a king size 4 poster bed and a sitting area. It has it's own balcony that over looks the pool area. The Junior Suite (Room 1) has all antique furniture from my granfather's time; the queen size bed, the vanity and the wardrobe. It also has a balcony that over looks the front of the house. The Classic Deluxe Room (Room 2) is the smallest room in the house with Queen size bed and is furnished with classic antique furniture. The new wing has 6 bedrooms: The Poolside Deluxe Room (Room 4) is the only room with a balcony that leads to the pool area. The Pool View Deluxe Room (Room 7) has a balcony that over looks the pool area. The Standard Rooms (Room 5, 6, 8, 9) all has king size beds and are comfortably decorated in fresh vibrant colors.
Please describe the in-room facilities for each type of room in your B&B.
All rooms include A/C, private bathroom with hot water, TV with cable (Main building rooms come with LCD sets and DVD player), alarm clock and personal safe.
Which room is your personal favorite?
I love Room 1 (the Junior Suite) for the beautiful original furnishings that it is decorated with. Many of the furnishings in this room were wedding gifts for my grandfather and have now been rightfully restored to their original setting. Every time I sit in that room, I can imagine how proud my grandfather would have been to see his former home returned to its original glory.
What do the room rates include?
Room rates include breakfast and free access to Wi-Fi.
Do you offer any special packages?
Special packages are offered in association with the Tourism Authority of Thailand's initiative to encourage vacationers to immerse themselves in Thai culture.
What may guests expect from a typical breakfast at your property?
Usually it's just a regular continental breakfast. But on the weekends, we'll serve waffles one day and eggs and ham/sausage the next. Some times we'll have french toast. I guess, it will always be a surprise! But on request and upon prior arrangement, we can provide some traditional Thai rice porridge for breakfast.
When and where is breakfast served?
Breakfast is served in the dining area. However guests are able to have their meal outside in the garden area.
Do you serve other meals?
No other meals are provided.
Are there cooking facilities, which guests may use?
Cooking facilities are not provided. Tea and coffee making facilities are provided throughout the day and evening in the dining area. Guests can leave perishables in the refrigerator but do so at their own risk and items can only be retrieved by the staff.
Is your bed and breakfast suitable for children?
Our property is not suitable for children in terms of facilities. However, we welcome children of all ages and can provide a baby cot if needed.
Do you accept pets?
We do not allow pets in consideration of all of our guests.
What is your smoking policy?
Smoking is prohibited in all rooms. However, smoking is allowed in the garden areas.
Is there a parking facility on premises or nearby?
Parking facilities are not provided.
Is your B&B suitable for disabled guests?
Unfortunately, as on old house, the property is not suitable for disabled guests.
What safety precautions are provided at your B&B?
Smoke and fire alarms are provided and exits are clearly marked with illuminated signs.
What is your check-in/check-out policy?
Check in time is 2:00pm. Check out time is 11:00am.
Are there a minimum number of nights for staying at your B&B?
There are no minimum number of nights required for a stay.
How can guests check availability and make a reservation?
Guests can check availability and make reservations by contacting us through email.
What is you cancellation policy?
If you inform us 10 days before for cancellation or postpone, there is no charge. If you inform us 5-9 days before your check in date, a cancellation fee of 50% is charged. If you inform us less than 5 days before your check in date, you will be charged the full amount.
What types of payment do you accept?
We accept Visa, MasterCard and JCB credit cards for payment.
Is there a special etiquette that guests should know about and comply with?
As Bangkok is infamous for its nightlife and all the seedier elements that it entails, we do not allow joiners to enter guest rooms at any time.
Please tell us what things guests might enjoy visiting, seeing, doing, etc. in your area.
They can walk to the pier (15 minutes) and take the boat down the Chao Phraya River and visit the Grand Palace and many other temples around that area. The BTS skytrain station is only a 5 minute walk away, guests can hop on and hop off to many other nice spots around Bangkok.
Where is your B&B located and how it may be reached?
Our property is located on Jaroen Rad Rd, near the Surasak intersection of Sathron Rd., right in the central business district and is easily accessible by the BTS (Skytrain), by highway or by the local main road.
Guests can ride the BTS to Surasak station and from there take a five minute walk to reach our B&B. From the airport, guests can take the highway and exit on Sathorn Rd. From the exit ramp, we are approximately 800 meters on the left before the main intersection.
What would you say to people who have never stayed in a bed and breakfast?
I'd say, "mi casa es su casa." Guests can make themselves at home at Baan Pra Nond. It should be like staying with a friend in Bangkok.
