Please share something about the history of your present bed and breakfast.
LINWOOD has been a family home since 1883, originally built by the heiress to the famous "Magnolia On The Ashley" plantation. We bought the elegant, plantation style Victorian in 1979 as the home for ourselves and our three sons. Once the sons grew up and found their own homes, Linda began the Bed and Breakfast. It was a "natural" thing for her as we had always enjoyed offering hospitality to family, friends and even strangers, some being angels in disguise. When I retired, I became involved with the day to day operations of the estate which included the Bed and Breakfast. It is a pleasure for us to work together to care for the many guests who discover LINWOOD.
What are the unique characteristics of your B&B?
The Victorian, plantation style mansion, built in 1883, offers a combination of elegance and casualness that give guests an opportunity to drink-in over 100 years of history while enjoying the comforts of today. Just 14 miles from Charleston airport, it is conveniently located on nearly 2 acres of award winning gardens, within walking distance of fine shops and restaurants, near the famous plantation gardens, 30 minutes from historic Charleston and an ideal location to extend a stay to explore the gorgeous SC coastal region. Myrtle Beach, Georgetown on the North, Beaufort, Savannah, Hilton Head on the South. Many great golf courses just minutes away. Beach, boating, Tanger Outlet Mall for shopping. And, at the end of a busy day, a lovely refreshing dip in our large in-ground pool, a book or a nap in the hammock on the porch before a glass of wine and a short walk to dinner.
Based on your guests' opinions, what feature of your B&B has made their stay special?
Our guests are usually amazed with the size and elegance of the house and property. We like that they know they found a good deal. They also know that we try to meet their individual needs and wishes beginning with "check-in" being at their convenience, not ours. Breakfast is at "their" preferred time, not ours. Each guest is very special and we try to meet their expectations. They are also thankful that we help them plan their days so they get the most out of their time in this beautiful area. That means spending time with them to discover just what their intentions are, giving maps and directions, making dinner reservations, T-times, tours, offering discounts or what ever we can do to make their time more enjoyable. Whether is it rest or recreation, it is our pleasure to be helpful. They particularly like gathering on the porches for a drink and sharing their experiences after a busy day on the golf course, at the beach, in historic Charleston or their book they read while lying by the pool.
Please describe in short your bed and breakfast and its general services and amenities.
LINWOOD is not just a place to stay for one night. It is more of a gracious, Southern experience to enjoy the elegant house and gracious hospitality for several days, returning to these comforts after busy days on one of the many the golf courses, the beautiful beaches, historic Charleston, kayaking, boating or searching out the area for a possible retirement or change of address. There are 3 uniquely lovely suites in the main house. Please check our web site for details. Each one has a queen bed and private bath with additional rooms and lots of lovely amenities. Breakfast is a grand, continental, served either in the small formal dining room or the larger, kitchen dining room depending upon the number of guests. It is healthful, plentiful and unhurried, a time for guests to share tourist information and gather ideas for the up-coming day. Some of the queen beds are four posters. All have fine linens, original antiques and oriental rugs on the heart of pine floors. Complimentary wifi Internet, chilled bottled water and flat screen TVs. The wide porches front and back, overlook the award winning garden and other historic buildings on the estate which are converted into self-catering rentals. Sub-tropical botanicals line sandy pathways which lead to the large, in-ground swimming pool and patio.
What kinds of rooms do you offer?
The Courtney suite is often chosen by honeymooners. It has a 4 poster, queen bed, Wedgewood blue walls, English pine furniture, oriental rug, fireplace, two comfortable chairs, table/desk and 2 bathrooms. One has a shower and the other has a claw foot tub, original to the house. Fireplace. Flat screen TV. The Brandt suite has a 4 poster, mahogany bed, mahogany furniture, dark blue walls with gold trim, a very handsome suite with an additional, small private, sitting room with a love seat which could be a comfortable single bed if opened, a recliner, flat screen TV, oriental rug on hard wood floors, fireplace. The Matthew suite has two bedrooms joined by a private bath. A queen bed in one room and twins i the other. It is spacious and nice for four quests. Flat screen TV, fireplace, light sand walls with light green and rose accents, Chinese rugs on the hard wood floors. Lots of fine antiques yet very comfortable as all our accommodations. The "Grotto" is the min-apartment on the ground level, the converted original kitchen, with a King bed, private bath, kitchen/dinette, private entrance, light and charming, very private with its own entrance. Flat screen TV, etc.
Please describe the in-room facilities for each type of room in your B&B.
All suites have showers in their private bathrooms, some also have tubs. They all have hair dryers, flat screen TVs and WiFi Internet access as well as complimentary, chilled bottle water, zoned heat and A/C, fine linens and lots of lovely amenities. Most have fireplaces, some working. Ironing is available in the laundry. Early coffee is ready when our guests want it.

It all depends upon the guests' needs.
What do the room rates include?
Suite (room) prices include breakfast, parking, Internet, insurance, chilled bottled water, tea or wine when available, maps, tour information and anything we can do to make our guests safe, comfortable and happy. There is an additional 2% accommodation tax.
Do you offer any special packages?
While we don't get involved with "special" packages, we do give discounts into one of the famous, grand plantation gardens just minutes away. We are happy to make plans for privately guided kayak tours, walking tours, golf T-times, passes into the Family Y Fittness center for work-outs or heated pool swims, massages, contacts with real estate agents, attorneys, or any kind of help which would make our guests enjoy their visit to the fullest.
What may guests expect from a typical breakfast at your property?
Our grand, continental breakfast is served in either our small, formal dining room or the larger, kitchen dining room depending upon the number of guests in house, at what ever time our guests prefer. There is always plenty of coffee or tea, which ever they like, a large variety of cereal choices, orange juice, milk, several kinds of delicious breads for toasting, or eating freshly cut, from our local bakeries, 2 or 3 kinds of jams or preserves, and a center piece of prepared fruit to put on top of the cereal or eat separately. It is healthful, plentiful and unhurried.
When and where is breakfast served?
Breakfast is served at whatever time the guests prefer. If there are less than 6 guests, we serve in the small, formal dining room, otherwise, we serve in the larger, kitchen dining room. Both have working fireplaces which we use during the colder, winter months in addition to our central heat, of course. Guests can have early coffee in the sitting room, porches or by the pool, patio or anywhere in the many garden enclosures.
Are dietary needs accommodated?
Please let us know in advance if a guest has a special dietary request so we can be prepared to meet that need. In general, there is no addition cost.
Do you serve other meals?
We do not serve meals other than breakfast but we are pleased to share tea or wine with our guests if they and we are in house at tea and/or wine time.
Are there cooking facilities, which guests may use?
There is a refrigerator available for all guests.
Is your bed and breakfast suitable for children?
We are pleased to have children when the family has booked the whole house. That means that no other guests will be disturbed by someone else's children. Many folks are trying to "get away" from children so we are very sensitive to their needs. Children over 10 yrs. are usually respectful of the need to keep quiet.
Do you accept pets?
We have a good vet who accommodates pets nearby.
What is your smoking policy?
Smoking is allowed outside on the porches, patio and poolside.
Is there a parking facility on premises or nearby?
This estate is nearly 2 acres and there is plenty of parking.
Is your B&B suitable for disabled guests?
The "Grotto", private entrance, mini-apartment, on the ground level, only 3 steps down, king bed, shower in tub, is the best we can do for anyone handicapped.
What safety precautions are provided at your B&B?
Wired in fire, smoke and carbon monoxide alarms.
What is your check-in/check-out policy?
We try to make the check-in time convenient for the guest. Check-out must be no later than 11:00 AM so we can prepare the suite for other guests.
Are there a minimum number of nights for staying at your B&B?
Two nights minimum except for rare exceptions.

What is you cancellation policy?
There is no charge for cancellation if cancelled at least one week previous to the reservation. Otherwise a cancellation fee of one night per room reserved is charged.

Cash, check (if paid in advance) Visa or Master Card are acceptable.
Is there a special etiquette that guests should know about and comply with?
Consideration of other guests is the only conduct we would require.

LINWOOD is on the corner of West Richardson Avenue and South Palmetto Street, 5 blocks from route 17-A which is Summerville's Main Street. It is exit 199-A from route I-26 or exit # 53 on I-95 if coming from the south. The actual address is 200 South Palmetto St., Summerville, SC 29483 USA 14 miles from Charleston airport.
What would you say to people who have never stayed in a bed and breakfast?
We have all private suites with private baths. Breakfast can be with others or alone or skipped entirely. Most B&B travelers like gathering with other guests to share experiences, but there is no need to be with others if solitude is wanted.
