We bought Oak Lodge in July 2008
Please share something about the history of your present bed and breakfast.
Oak Lodge was built in 1902 and was a single story villa on a farm. Over the years it was sold and bought quite a few times and then in 1974 was sold to a family that started operating Oak Lodge as a B&B. They extended the building upstairs by adding 3 bedrooms, an en-suite, bathroom and guest lounge. Then the next owners extended Oak Lodge by adding a large kitchen, laundry, and garage downstairs and 2 more bedrooms and 2 en-suites upstairs, also adding another en suite to one of the existing bedrooms. We bought Oak Lodge in July 2008 and have done several upgrades since and have built Oak Tree Cottage - a self-contained unit also to be used by guests. We were sheep and cattle farming before coming to Oak Lodge and having sold the farm needed a place to live. The character and charm of Oak Lodge appealed to us and we decided that it was the place we would like to spend the next few years.
What are the unique characteristics of your B&B?
Oak Lodge has a lovely garden and path ways interlaced through it for the guests to explore. We also have 17 acres of farm land and have sheep that the guests can feed, there are also eels in the creek that they can feed too. Hens supply the eggs for breakfasts. We have a swimming pool, hot spa tub, sauna, tennis court and billiards room and plenty of space to just sit and relax.
Based on your guests' opinions, what feature of your B&B has made their stay special?
The sheep and eels have been a special treat for the guests they really love feeding the sheep. Also the friendly, warm hospitality and the breakfasts are mentioned in the guest book.
Please describe in short your bed and breakfast and its general services and amenities.
When you enter Oak Lodge you come into a large room that is reception, dining and lounge room. This room has an open fire place at the end, it also opens out onto a deck that leads to the swimming pool and hot tub. The Billiards room and room for the sauna are off this room. Going up stairs you first see the bedrooms at the end of the hall way is the guest lounge. This has a balcony that overlooks the gardens, hills and surrounding farmland. There is biscuits and tea and coffee making facilities here, a lovely sunny room to relax in.
How many rooms are offered at your B&B and what is its maximum capacity?
We have 5 guest bedrooms in the lodge, this gives a total of 10. There is also Oak Tree Cottage a self-contained cottage that sleeps 2. The Balcony room sleeps 2. The Oak room sleeps 2-4. The twin room sleeps 2. The Blue room sleeps 2-3. The Poppy room sl
What kinds of rooms do you offer?
The Balcony room - Superking bed, can be made into 2 singles on prior request, en suite, private balcony overlooking farm land. The Oak room - Superking bed, can be made into 2 single on prior request, en suite, has a small adjoining room with 2 single beds. Large sunny room. Twin room - 2 single beds, can be made into a superking on prior request. Private bathroom. Blue room - Has a queen bed and single bed. En suite. Decorated in white blue and gold a lovely sunny room. Poppy room - Decorated in yester year, wooden bed stead, en suite. Queen bed. Oak Tree cottage - Super king bed, can be made into 2 single beds on prior request.

Balcony room - en-suite shower, wall mounted TV, heater, leather chairs, electric blankets. Oak room - en-suite shower, wall mounted TV, heater, leather 2-seater lounge, electric blankets. Twin room - private bathroom with bath and shower, heater, chair, TV, electric blankets. Blue room - en-suite shower, wall mounted TV, heater and chairs, electric blankets, heated towel rail in en suite. Poppy room - en-suite shower, wall mounted TV, heater and chairs electric blankets. Oak tree cottage, self contained, tea, coffee and milk provided, en suite shower, heaters, electric blankets, heated towel rail in en suite, washing machine, full kitchen. Tea and coffee making facilities are available in the guest lounge, guests are welcome to use our laundry to wash their clothes but we do ask that if at all possible clothes be hung on the outside line to dry. Ironing board and iron available in guest lounge also. Guest lounge has SKY TV.
Which room is your personal favorite?
Balcony room - a lovely room to relax in , the privacy of the balcony and the fact that it has a balcony. The Poppy room - this room is lovely I love the wooded bed it is a pretty room but not too feminine for the male gender.
What do the room rates include?
Our room rates include the use of our facilities, sauna, billiards room, tennis court and rackets, swimming pool and hot tub. Internet access is provided for those that have their own computers and all taxes etc are in the tariff.
A full breakfast is served for the lodge guests. Oak Tree Cottage is self contained so breakfast is not included in the tariff. Parking is also available.
What may guests expect from a typical breakfast at your property?
Breakfast at Oak Lodge consists of, cereal, yoghurt, fruit either stewed or fresh, muffins, toast and spreads, tea and coffee. We also have a cooked dish, at present there are 3 to chose one from. They are bacon, eggs, baked beans, mushrooms, tomato and sausages or smoked salmon, toasted English muffin,egg and hollandaise sauce, or french toasted fruit bread, cooked banana and a honey and orange sauce. Guests who are booked into Oak Tree Cottage may have breakfast at the lodge for an extra charge and to be booked at time of arrival.
When and where is breakfast served?
Breakfast is served between 8 and 9 am, other times by arrangement and is served in the down stairs dining room.
Are dietary needs accommodated?
Yes, we try to accommodate this. At time of booking please state any dietary requirements.
Do you serve other meals?
Oak Lodge will serve dinner by prior arrangement. There is an extra charge for this, and we do require at the least 24 hours notice.
Are there cooking facilities, which guests may use?
No cooking facilities in Oak Lodge, you only have tea and coffee making facilities. There is a fridge in the guest lounge with milk provided. Oak Tree cottage has a full kitchen but is only available for those booked into that facility.
Is your bed and breakfast suitable for children?
Yes, Oak Lodge welcomes children. All we ask is that parents take full responsibility and provide supervision at all times for their children. We have an open fish pond in the garden so having a parent with them at all times is a must especially small children. The swimming pool also we require a parent to supervise at all times. Any damage caused or breakages will be charged to the parents.
Do you accept pets?
No. There is a kennels here in Greymouth but only a small one.
What is your smoking policy?
Definitely no smoking anywhere in the Lodge or in the Cottage. The building is fitted with smoke and fire alarms, and an additional cleaning charge will be added to the bill if any one smokes inside, this includes the bathrooms.
Is there a parking facility on premises or nearby?
Yes we have plenty of parking. Guest can bring their cars to the front door to unload and load luggage then return the car to the car park.
Is your B&B suitable for disabled guests?
No. All guest amenities are up stairs.
What safety precautions are provided at your B&B?
We are fitted with smoke and fire alarms, fire doors etc. There is a notice on the backs of the bedroom doors that tell people what to do and where to go in case the fire alarms go off. We do require that they follow these instructs even if there doesn't appear to be a fire.
What is your check-in/check-out policy?
We check in after 2.30pm. We also realize that sometimes circumstances may mean that you are here earlier than this. That's OK as long as you realize that your room may not be ready for you, but you are free to leave your luggage in the down stairs lounge until such time as your room is available. Check out is 10am or later with prior arrangement but sometimes we may require you to leave your luggage once again in the down stairs lounge so your room can be made up for the next guest.
Are there a minimum number of nights for staying at your B&B?
No.
How can guests check availability and make a reservation?
Availability and reservations can be made through our web site. This is the preferable way to book, you go into a secure web site which is great for the credit card details. By all means if you want to know something or If you find that the room you are wanting or the night you want is not available then by all means send us an email we might be able to recommend another B&B to you.
What is you cancellation policy?
Oak Lodge's cancellation policy is - 2 days prior to arrival 40% of total and 1 day prior to arrival or no show 100% of total.
What types of payment do you accept?
We accept Visa, MasterCard and of course the preferred payment is cash. We also don't require a deposit
Is there a special etiquette that guests should know about and comply with?
The only thing is that we ask guests to be considerate toward other guests. There's no skinny dipping in the swimming pool or hot tub as these are in public areas. So I guess what I'm saying is that your be dress respectable. Anybody that is abusive or violent in anyway will be asked to leave.
Please tell us what things guests might enjoy visiting, seeing, doing, etc. in your area.
The West Coast of the South Island in New Zealand is an interesting place. There are mine tours from Westport, cave rafting at Charlestown, on ya bike that's just down the road and can be a heap of fun, then if you wanted to do the glaciers in a day trip thats possible from Greymouth. Kea tours goes to the glaciers and to the pancake rocks if you dont want to drive yourself. There are many bush walks here also and fishing in the lakes or out at sea. The museum here in Greymouth is also interesting especially if you want to trace a relative that may have been here in the old days.
Where is your B&B located and how it may be reached?
Coming to Greymouth from the south, you proceed through Greymouth and go over the bridge on the Grey river. When you come to the end turn right on to State Highway 6 and proceed approx 3 km. There is a rugby field on the left and Oak Lodge is on the hill on the right. There is also a sign post in the paddock for us. The entrance to Oak Lodge is a brick entrance way about 100meters passed the rugby field. Coming from the North we are about 5 km past Rununga, you will come to the Apostle view motels on the left and Oaklodge's gate way is just around the corner.
What would you say to people who have never stayed in a bed and breakfast?
Oak Lodge is a great place to start if you haven't had a B&B experience before, we like you to feel at home. Sure you will share a lounge with strangers but most are very interesting lovely people. You would be required to have breakfast here with other guests and in most circumstances share a table, as we work from only 2 tables.
Most people really enjoy this experience and soon the barriers are down and everyone's talking. Here at Oak Lodge you won't have to share a bathroom and all bedrooms have lockable doors, all bedrooms have TVs so if you just want to relax and not be sociable that's fine, the degree of contact with others really is up to you.
