For how long have you been running a B&B?
Please share something about the history of your present bed and breakfast.
We decided to operate the upstairs of our new home when the last of our children moved on. We are both retired and enjoy the company of people around us. We have not regretted it ever and so many lovely and interesting people have come to stay and we have made many new friends. Our new home is on the site of my parents old home where both my brother and his wife and Don and I have built side by side homes.
What are the unique characteristics of your B&B?
Our Bed and Breakfast is very private and our guests do not share any facilities with other people. They have the use of whole of the upstairs of the home. They can lounge around in their nightclothes or in our plush robes and have breakfast served to them to their own dining area upstairs without having to get dressed. This is great if people wish to have a slow start to the day. They can also have their breakfast on the balcony if they wish.
We are situated in a quiet leafy suburb with parklands just over the road so these are very popular for a early morning walk or jog.
Based on your guests' opinions, what feature of your B&B has made their stay special?
A friendly welcome and being very well looked after. Our attention to detail and all the little extras that we offer our guests. Helpful advice regarding points of interest and best places for eating out and shopping. Being very close to public transport if a car is not rented and having a parking spot right outside the front door if it is. Convenient location being only around 10 minutes from the city by car and 20 minutes to Fremantle. The birdlife in the surrounding trees and over the park such as parrots, black swans, wattle birds, honeyeaters, Ibis, willie wagtails etc.
Please describe in short your bed and breakfast and its general services and amenities.
The accommodation is the upstairs of our home. On arrival our guests greeted at the front door and then taken up the stairs to their private suite. They have an area just outside the front door to park their car and are given a key for the front door to use as they wish during their stay. The stairs open out into their lounge/dining area. This area has a round table with four padded chairs (extra chairs are provided if required). They have their own kitchenette with a microwave, toaster and electric kettle along with crockery, glasses (including wine glasses), cutlery, and their cannisters of coffee, teas, sugar, milo jams and spreads, also five choices of cereals. They also have their own bar fridge where their sliced seasonal fresh fruit is placed every evening ready for their breakfast. The room also has two comfortable couches, entertainment unit with flat screen TV, DVD and CD player and some DVD's & CD's for their enjoyment. The french doors open out to a balcony with views to the parklands over the road. On the balcony there is another table with four padded chairs which are a popular place to read a book and have a cup of coffee or enjoy your breakfast outside with the bird song. Two spacious queen sized bedrooms lead off the dining area and both have access to the large bathroom which has a separate shower, bath and toilet along with large mirror and vanity unit and plenty of drawers for visitors storage. Both bedrooms have queen sized beds with bedside tables and lamps. The Master room also has a desk and chair. The Family room has an extra single bed and a trundle. We can sleep a family of up to six. Both rooms have good sized walk in robes and case rests. Plush robes and hangers are supplied.
How many rooms are offered at your B&B and what is its maximum capacity?
We have Two spacious rooms. The Master Room accommodates a single or couple in the queen sized bed. There is a desk and chair also bedside tables with lamps also a walk in robe and direct access to a large bathroom. The Family Room has a queen sized bed.
What kinds of rooms do you offer?
Master Room for Doubles or Single. Modern decor and with white linens and fluffy towels and plush robes. The room is air-conditioned and has a ceiling fan. The window is shuttered so can be darkened if a sleep in is required as it gets light early here in Perth in summer. Family Room for Doubles and Families has modern decor with white and mauve linens, fluffy towels, white plush robes. The window looks outwards to the front of the house and the tree tops. The room is air-conditioned and also has a ceiling fan. It faces South and catches the lovely cooling evening breeze in summer. Portable cot and linens also available for a nominal amount.
Please describe the in-room facilities for each type of room in your B&B.
The Bathroom has a vanity unit with plenty of storage. It has a full bath, separate shower and separate toilet and towel hanging. It has a heater/fan for winter. Each room has reverse cycle air-conditioning and ceiling fans. They have bedside tables with individual lamps. They have walk in robes and case racks. One room has a large desk and chair. The family room has an extra single bed and trundle, also shelving unit and a chest of drawers. Wireless internet is provided also ironing board and iron, wall safe. Tea and coffee facilities are in your own kitchenette. Portable cot and linens also available.
Which room is your personal favorite?
The Family bedroom is my favourite as it is furnished in white with white slatted blinds and looks out into the street and the tree tops. It has a suede look feature wall and has the most 'wow' factor when people open the door. It is very spacious.
What do the room rates include?
Room rates include wireless internet, parking by the front door, all taxes and insurance are covered by operator.
Continental breakfast supplies are placed upstairs in your fridge. Included also a selection from our menu of cooked breakfast. Also includes daily pillow treats, complimentary wine and cheese on arrival and fresh fruit.
Do you offer any special packages?
A stay of six or more consecutive nights attracts a 10% discount if booked direct and no agents fees payable.
What may guests expect from a typical breakfast at your property?
Special dietary needs can be accommodated. Continental supplies of cereals, juice, yoghurt, sliced seasonal fresh fruit, bread, spreads and tea and coffee are placed upstairs in your own kitchenette. A selection of cooked foods from our menu will be served upstairs to your own dining area between 7am and 9am. Order the night before. A sample from our menu would be scrambled eggs with smoked salmon, blueberry pancakes, Traditional English breakfast of bacon or sausages served with tomato and mushrooms plus two eggs how you like them. All included in your room rate.
When and where is breakfast served?
Continental breakfast can be taken when desired. Cooked breakfast is served between 7am and 9am to your dining area or balcony.
Are dietary needs accommodated?
We can accommodate people who wish to not eat pork or beef. Chicken sausages can be provided, Vegetarians can be catered for. There is no additional payment but please advise on booking.
Do you serve other meals?
On arrival in the evening you will be offered wine or juice with cheese and biscuits. An evening meal can be arranged if desired but many eating choices are available in a short distance.
Are there cooking facilities, which guests may use?
Your kitchenette comes complete with microwave, toaster and electric kettle. There is no stove or sink. Dishes are left on a tray and cleared twice daily. You have a full set of cutlery, crockery, glasses etc. Plastic wrap, tea towel, paper towels provided. Plentiful supplies of teas and coffee plus a coffee plunger and grounds.
Is your bed and breakfast suitable for children?
Our B & B is family friendly. We have a portable cot and linens which is available at a nominal amount each day. We must point out that there is an open stairwell so supervision is a must for infants that are crawling or toddlers. There is a park with playgrounds over the road. Some suitable DVD's and games are provided plus a toy basket.
Do you accept pets?
Pets are not accepted.
What is your smoking policy?
Non smoking in rooms. Smoking only allowed on balcony with the french doors closed.
Is there a parking facility on premises or nearby?
Off street parking provided within two metres of front door.
Is your B&B suitable for disabled guests?
As our accommodation is upstairs is is not suitable for someone who can not manage stairs.
What safety precautions are provided at your B&B?
Smoke alarms in both bedroom and lounge area. Full banister on stairwell.
What is your check-in/check-out policy?
Check in time is from 3pm and checkout is 10am. We try to be flexible to fit in with flight arrivals and if an earlier check in is needed please notify us and we will endeavor to meet your needs. Depending on bookings a late check out can be arranged with use of room for a nominal amount.
Are there a minimum number of nights for staying at your B&B?
One night stays are acceptable. A minimum of two nights only applies to Easter and Christmas holidays and some long weekends.
How can guests check availability and make a reservation?
Guests can make a reservation by contacting us by email or phone. They can also go to our website to a book now calendar to check availability. Discount on longer stays cannot be given if booked online.
What is you cancellation policy?
Cancel before 14 days - deposit refunded less $20 administration fee. Cancel 14 to 7 days - 50% deposit refunded. Cancel under 7 days - deposit forfeited.
What types of payment do you accept?
Visa Card, Mastercard and Bankcard accepted only. Bank transfers accepted.
Is there a special etiquette that guests should know about and comply with?
As we are situated in a quiet suburb surrounded by residential houses we have some House Rules. Guests are of course allowed to have visitors but not to make excessive noise. Late or very early arrivals to be mindful of noise.

Because we have such a central location to both the City of Perth and the Port City of Fremantle there are many and various activities that can be done each day. A trip into Perth by train is just a 6 minute ride. Visit the Swan Bells, Kings Park, Perth Mint, Museum, Art Gallery, Perth Zoo. Take a cruise on the Swan river upstream to the Swan Valley and visit historic points and wineries. Take a cruise down the river to the port of Fremantle and pass many waterside mansions. In Fremantle visit the Markets, Old prison tour, Maritime museum and Fishermans Harbour for fish and chips or try our Western Rock Lobster. Walking and cycling paths around the Swan and Canning Rivers or sail a catermaran or parasail. Take a day trip to Rottnest Island just off the coast or swim with dolphins at Rockingham (seasonal) Whale watching trips (seasonal) Swim at our magnificent beaches of beautiful white sand and clear blue water. Surfing and bodyboarding. Golfing at nearby Collier Pines Golf Course or Whaleback Golf Course. Visit Burswood Casino and theatre complex and their 27 hole golf course. Walk for a few hours or a day on part of the famous Bibbulman track used by ancient aboriginals. Take a full day coach or car tour to visit the Pinnacles and see wildflowers(seasonal) or sand surf on the sandhills. A Full day tour down to the Margaret River winery region.
Where is your B&B located and how it may be reached?
Como Bed & Breakfast is situated at 2A Bickley Crescent Como on the border of Manning and is approximately a 20 minute trip from both Domestic and International Airports. If not hiring a car it is recommended that you take a taxi as there is no suitable direct public transport from the airport. Taxi fares are around $25 to $30. Domestic travellers come down Great Eastern Highway which continues into Canning Highway. Turn left at lights at intersection of Henley Street and third right into Ley street around the park. Bickley Crescent is second on left and we are the second house No 2A. International travellers come out of airport into Tonkin Highway, take next left at Leach Highway and travel down to take a right hand turn at intersection of Manning Road. Continue down Manning Road to intersection with Ley Street and turn right. Bickley Crescent is third on right and we are the second house No 2A.
What would you say to people who have never stayed in a bed and breakfast?
At Como bed and breakfast we pride ourselves in both spoiling our guests and respecting their privacy. Once they have checked in and been shown the facilities they are left in peace. As we only take the one booking at a time they do not share any facilities and their breakfast is brought up to their table so they can even breakfast in their sleepware - no need to get dressed up for breakfast here. As their host I never go upstairs un-announced if they are in, and I pop up when they have gone out to attend to cleaning duties and to restock their fridge supplies. We have an intercom system should they need any assistance. Our accommodation is downstairs at the rear of the house so they come and go with a key as they please. Our catchcall is Privacy - Convenience - Luxury.
