For how long have you been running a B&B?
Please share something about the history of your present bed and breakfast.
Our B&B which we have now owned and operated for the past four seasons has been a fully functioning B&B since 1996. Our love of B&B's from past travels got us interested in the operating side of the business and we greatly enjoy meeting new people and listening to stories of their lives and the places they live. Our guests com from all over North America, Australia, New Zealand, Asia and Europe so basically from the four corners of the world. We are the birthplace of the Sussex Murals as the former owner initiated the thought process for starting the Mural project and as active members of the Board of Directors we are continuing to carry on that tradition. Future Murals are planned but the 26 that are currently completed tell the history of the area in picture form and also on the Sussex Murals website in words. Our area is rich in agricultural history as well as having many covered bridges which New Brunswick is famous for. There are 16 of those in the immediate area only a short drive from our location. We are only 45-50 minutes from all of the major cities in New Brunswick, 30 minutes from the ocean and Fundy National Park and close to Hopewell Rocks, home of the world's highest tides. Susse is central to all of the major attractions in the province.
What are the unique characteristics of your B&B?
Our B&B carries a four star rating from Canada Select and is a designated Nation Heritage Victorian built in in 1884. Most of the original features remain in the home and it is truly a comfortable place to relax and enjoy everything the are has to offer. Our sumptuous breakfast from a daily rotating menu has become our trademark and because of that, our hospitality and our upgraded rooms we have many repeat clients.

Please describe in short your bed and breakfast and its general services and amenities.
The B&B is situated on 2 acres of secluded treed property far back from the road and offers privacy as well as quiet which is essential to most guests looking for a relaxing experience. Guests have full access to the dining room where there is a refrigerator stocked with bottled water, a hot beverage machine, a microwave and hot water for making tea, as well as a "goody" basket filled with snacks. Guests are welcome to use the parlour for reading or conversation with other guests. All rooms are air conditioned and have their own TV, DVD/VCR and a selection of movies is available for guest enjoyment. The TV channels are extensive and premium channels are provided. The King suites have separate shower and large corner bath tubs. Our four star rating comes from Canada Select and the Tourism Asociation Industry of New Brunswick who monitor and inspect the facility on an annual basis.
How many rooms are offered at your B&B and what is its maximum capacity?
We offer five rooms in total, one with twin beds and private bath/sitting room, two queen rooms with ensuite bath and two King rooms with ensuite bath. We have one cot available that is suitable for a child under 12 and there is an extra charge of $30 per
What kinds of rooms do you offer?
Each room is decorated and furnished according to the theme and they are aptly named Victorian Charm (twin) typical of a turn of the century Victorian bedroom; Judge's Chambers (queen) named after Judge Jonah who lived in the house; Flower Fantasy (queen) overlooking the garden; African Adventure (king) decorated with African accompaniments; Maritime Moments (king) decorated with seafaring; items and colours.
Which room is your personal favorite?
All of the rooms are our favorites with the Maritime Moments the choice of many guests as a honeymoon suite. We offer a number of different packages and in the winter offer ski packages with a ski hill only ten minutes from our location.
What do the room rates include?
Parking is included on site in a large outdoor lot. Full breakfast and high speed wireless internet is included in the room rate. Tax (HST) is additional at 13%.

Special packages are offered for all seasons and are fully described on our website.
What may guests expect from a typical breakfast at your property?
A typical breakfast starts with fresh fruit, home baked muffins, juices, coffee or tea and a full entree such as pancakes, french toast, our house special house egg/cheese/home made sausage on an English muffin, various omelets. For smaller appetites we offer fresh fruit parfaits with home made granola and fresh fruit smoothies.
When and where is breakfast served?
Breakfast is served at 8 AM or 9 AM in the dining room. We will accommodate guests that need earlier service in order to make travel connections such as ferries, airplanes etc.
Are dietary needs accommodated?
We accommodate most dietary needs and ask regarding guest diet restrictions/food allergies when booking a reservation.
Do you serve other meals?
We have bagged lunches available at an extra cost from a menu and can accommodate dinner on request as well with a chef's choice.
Are there cooking facilities, which guests may use?
There are no guest cooking facilities but there is a microwave in the dining area for guest use as well as a hot beverage center and bottled water.
Is your bed and breakfast suitable for children?
We have many fragile items on display within the B&B common area therefore our property is particularly suitable for adults. We do accept children but ask that guests understand that they are responsible for any damages while in residence.
Do you accept pets?
Due to many allergies of guests and cleaning costs, pets are not accepted.
What is your smoking policy?
The interior of the building and all guest rooms is completely non-smoking. Smoking is allowed on the grounds or porch area only.
Is there a parking facility on premises or nearby?
There is designated guest parking on site.
Is your B&B suitable for disabled guests?
Our property is not suitable for guests with mobility issues and there is no wheelchair access. Guest rooms are on the second and third floors therefore there are stairs to climb to both of those floors. A sturdy handrail is present and there is a fire escape from the third level.
What safety precautions are provided at your B&B?
Safety is a prime concern and with that in mind we have a fire escape plan printed in all room handbooks. The premises are protected by commercial fire alarm system with pull stations on every floor, CO2 detectors, smoke detectors and the system is hard wired to a monitoring station that connects directly to the local fire department as well as ambulance and police. All rooms have their own lock and key and the main entrance is locked at all times.
What is your check-in/check-out policy?
Check in is from 4 PM until 10 PM. Check out is 10 AM. Special arrangements can be made at time of booking for those arriving on late flights from other centres.
Are there a minimum number of nights for staying at your B&B?
There are no minimum stays required other than during the annual Flea Market and the annual Balloon Fiesta weeks when a two minimum is in effect.
How can guests check availability and make a reservation?
Guests can check availability by email or toll free telephone or fax. Reservations can be made by phone or fax as a credit card will be required to hold a reservation. We do not take credit card information by email for security reasons.
What is you cancellation policy?
General cancellation is one week ahead and two weeks during special event times. If a cancellation is made with in those time restrictions there will be no fee. Cancellations that are not made in time will result in the full price of the accommodation being charged to the clients credit card.
What types of payment do you accept?
We accept Cash, Debit Card, Visa and MasterCard as payment.
Is there a special etiquette that guests should know about and comply with?
While there is no dress code in effect we expect that guests will be appropriately attired in the common areas. Quiet time begins at 11 PM in recognition of other guests who may retire early and excessive noise from guests will not be tolerated at any time.

Major attractions in the area are: Sussex Murals, Reversing Falls at Saint John, Magnetic Hill and the Tidal Bore at Moncton, Fundy National Park, The Fundy Trail, Hopewell Rocks, Irving Nature Centre and boardwalk at Bouctouche, World's Largest Lobster at Shediac.
Where is your B&B located and how it may be reached?
We are centrally located in Sussex just of Highway #1. We can be reached from exits 198, 195, and 192 and directions are listed on our website as well as our GPS coordinates.
What would you say to people who have never stayed in a bed and breakfast?
Staying at a B&B is as close to staying in your own home. Guests have access to all the public areas and can interact with other guests and the owners at their choice or enjoy complete isolation, whatever is their desire. Warm Summer and early Fall evenings can be enjoyed on our large front deck areas where perhaps a glass of wine and good conversation with others often occurs. Above all the general mood of a B&B is one of homey relaxation. No loud parties in adjoining rooms or outdoors to worry about. We are on the outskirts of the Town therefore in a quiet area.
