We hAnna Guila is a brand new B&B in Rome.
Please share something about the history of your present bed and breakfast.
Anna Giulia is the owner of this bed and breakfast. She's a good doctor and she's always busy, this is why she asked me to manage her b&b. I do this work with passion and I'm always sensitive about my guests need. I use to help them to feel as at their own home, proving suggestions and organizing city tours if they like. I also provide picking-up from the airport and if there is enough room I use to go to the airport with the driver, to welcome them
What are the unique characteristics of your B&B?
Anna Giulia is a great b&b, it could be defined as a 5 stars hotel. Completely and recently renovated, the beds are wide and comfortable and every room has its en-suite bathroom. It's AC and wi-fi. In every room there is a safe and the rooms work with a card. But first of all it's absolutely centric, located in the Vatican district. The tube stop OTTAVIANO SAN PIETRO is very near the b&b.
Based on your guests' opinions, what feature of your B&B has made their stay special?
Elegant, charming, comfortable, centric but quite to sleep. All the main site are a stone's throw and it's located near the main shopping streets. Anna Giulia is surrounded by different kinds of stores: lounge bar, coffee bar, pizzerie, restaurants, markets, pharmacies and boutique. There are a lot of shopping streets near the Bed and Breakfast, like “Via Ottaviano”, “Via Cola di Rienzo”, “Via del Corso”, “Via Giulio Cesare” and “Piazza di Spagna” (just 3 subway stops from “Ottaviano-San Pietro”).
Please describe in short your bed and breakfast and its general services and amenities.
The rooms are realized in order to combine 3 factors: comfort for client, respect of environment and essential but unique finish. All materials were selected in order to be recyclable in the future. The pavement were realized settino marble, tiles, wood and using a slight layer of resin over concrete coloured with water pigment. Restructuring of BB360 had the input of minimization of materials. The garments of bath rooms are realized in wood panels originate from recycling and treated with particulare water paint. All the rooms are provided with electronic control which put off automatically electrical system in absence of clients. This is the best way to promote saving energy. Air conditioning (heat pump) is composed of independent units Daikin with low power consumption inverter. Hot water heating provided by pump saving energy. We are studying the way to realize a mini solar panels for the production of heat sanitary water. All the rooms are provided with mini bar, save box, private bathroom, LCD screen TV, hairdryer, air conditioning. The beds are realized in net with reinforced staves and orthopaedic mattresses. It’s possible to be connected to Internet in all spaces (wireless). Room access is possible only by magnetic card which will be scheduled at your arrival.

There are 3 double rooms with double beds or single beds, each of them with an en-suite bathrooms. It's possible to add a single bed on request.

What is you cancellation policy?
Cancellation policy: Reservations cancelled 3 days before scheduled arrival: no penalty applied. Reservations cancelled less than 3 days before scheduled arrival: 20% of the amount for the first night stay. In case of no-show or early departures the whole amount of the accommodation will be charged. Penalty fees will be charged to the credit card given as guarantee upon reservation confirmation.
