For how long have you been running a B&B?
Please share something about the history of your present bed and breakfast.
The B&B was previously run under a different name, but due to ill health the owner had to sell up. We were in the market specifically looking for a property that could be turned into a B&B and when we saw this property for sale it ticked all the boxes. It had guest rooms as well as separate living quarter for ourselves, and everyone has their own bathroom so no guests have to share. The property was even sold with all the TVs and mini-fridges in the rooms.
When we first moved in there was a lot of renovation that had to be done. Now both the inside and the garden and spa pool area looks like a resort! Since opening we have had a very successful occupancy rate and great comments have been shared on Trip Advisor and on our guest book.
What are the unique characteristics of your B&B?
One of the biggest draw cards to our B&B is the fact we are just a few minutes walk from the centre of the city, meaning guests can leave their car behind and walk to the restaurants, bars, shops and lake front. We are also directly opposite a geothermal park called Kuirau Park which is free to walk around and has many examples of boiling mud pools and steaming lakes and fumaroles.
We love hosting people from all around the world and are non-judgemental when it comes to race, religion or sexual orientation.
Based on your guests' opinions, what feature of your B&B has made their stay special?
People love our sunny and private outdoor area and spa pool. They find this very relaxing, both on a nice sunny day when they can sunbathe, or in the evening soaking in the spa (both of which can be clothing optional if they so desire). We do not accommodate children so the B&B is peaceful and relaxing.
Also guests have given us great feedback with regards to our breakfasts. Our hearty breakfasts include cereals, yoghurt, toast, spreads, fruit, fruit juice, tea and ground coffee followed by a hot cooked meal which varies daily. So people are really satisfied after breakfast.
Also every comments on how comfortable the beds are.
Please describe in short your bed and breakfast and its general services and amenities.
Our B&B has a warm and comfortable guest lounge with plasma TV and DVD player. The decore has Balinese influences and the feature of the lounge is a Balinese Day Bed which is great for putting your feet up to read a book or watch television. The well-appointed guest rooms have TV, quality beds, electric blankets for winter, heater and mini-bar with a selection of drinks, beer, wine and snacks for purchase. Outdoors is a lovely private and sunny garden courtyard, a deck area with a 6-seater table setting and sun-loungers and a 5-person spa pool.
The dining room is where all guests and ourselves join for breakfast each morning.
There is free Wi-Fi throughout the B&B.
How many rooms are offered at your B&B and what is its maximum capacity?
We have 2 guest rooms. One room sleeps 2 people in a queen size bed. The other room can sleep 3 people - 2 in a queen size bed and 1 in a king-single size bed.
So in total we can sleep 5 people.
What kinds of rooms do you offer?
We refer to our rooms simply as 'Bedroom 1' and 'Bedroom 2'.
Bedroom 1 has an queen size bed and ensuite bathroom, and has direct access out to the deck and spa pool area. This room is tastefully decorated with Balinese paintings and decorations.
Bedroom 2 is the larger of the two rooms sleeping 3 people, but is the cheaper of the two rooms because this room has the bathroom across the hallway and access to the spa pool area is via the side of the house. This room is similarly decorated with a slight colour theme change.

TV, Mini-bar/fridge, heater, electric blankets, clock/radio, free tea/coffee, torch, umbrellas, ironing facilities, free Wi-Fi.
Which room is your personal favorite?
Even though Bedroom 1 is slightly smaller it is still the preferred room due to the ensuite bathroom, easy access to spa area and for privacy reasons if you wish to sunbathe.
What do the room rates include?
Room rates include free prick up and drop off from the airport or bus stop if you are arriving this way, hearty breakfast daily, free Wi-Fii and free use of ironing facilities.
The only thing not included is laundry which is charged at NZ$5 per wash load and any mini-bar items purchased.
Do you offer any special packages?
Our rates are the same year round. We feel this is a fairer system and we do not penalize people with extra charges just because it is a public or school holiday. Generally we do not lower the price for longer stays as our prices are already very reasonable.
What may guests expect from a typical breakfast at your property?
Our hearty breakfasts include cereals, yoghurt, toast, spreads, fruit, fruit juice, tea and ground coffee followed by a hot cooked meal which varies daily. Hot meals may be full English with bacon, sausage, tomato, mushroom and eggs, or it may be scrambled eggs on English muffin with baked beans, or poached eggs on toast with mushroom and tomato, or French Toast with berries, banana and maple syrup.
If you are gluten free, vegetarian or have any allergies to any foods you needs to let us know when booking on on the day of your arrival.
When and where is breakfast served?
Breakfast is held in the dining room at a time specified by yourselves, or if both rooms are booked by separate guests then a time is negotiated between the guests. We do not stagger the breakfast at different times as this is too complicated in our situation, plus we like to sit with all guests and chat and get to know each other - this we find is a much friendlier and personal experience.
Are dietary needs accommodated?
Yes they are, but you must let us know in advance. The hot cooked meal is decided by us each morning so if we serve it up and there is something on the plate you don't like then this is wasted. When it comes to poached or fried eggs please advise if you like them well-cooked otherwise we generally serve them soft.
Do you serve other meals?
No we do not serve lunch or dinner. Rotorua has many choices of cafes, restaurants and takeaway outlets, all within walking distance.
Are there cooking facilities, which guests may use?
Sorry, we do not allow guests to use our kitchen to make their own meals. You may however if you wish have takeaways delivered or bring back easily prepared foods that don't require cooking and these may be eaten out of the patio or at the dining table. We discourage food being eaten in the rooms in case of spillages on the bed covers or carpet.
Is your bed and breakfast suitable for children?
Generally we do not accommodate children under 16 unless prior arrangement has been made. If you are the only guests with a child and the second room is not taken then we may make an exception.
Do you accept pets?
Sorry. no pets allowed.
What is your smoking policy?
No smoking in any of the indoor spaces. Smoking is allowed outside on the deck which is undercover or out in the courtyard.
Is there a parking facility on premises or nearby?
We have off-street parking in 2 locations outside the B&B. Parking is not undercover and is not under camera surveillance. As with all of New Zealand, and is common sense in most countries, do not leave valuables in your car.
Is your B&B suitable for disabled guests?
We are not equipped for wheelchairs as we have a step up into the front door and our bathrooms are not adapted.
What safety precautions are provided at your B&B?
Smoke alarms, fire extinguisher. We do have a burglar alarm but we don't allow the guests to set this. We will activate it if everyone is going to be out of the house and we are going to be home before the guests.
Guests may lock their bedroom doors for extra security.
What is your check-in/check-out policy?
Check in time is generally from 3pm unless prior arrangement has been made. If you have arrived early and we are out please come back after 3pm as we may be shopping for supplies. If you can let us know what time you are arriving it makes things easier. Check-out time 10:00am. Late check-out is subject to room availability. You may leave your luggage with us if you have a late departure from Rotorua.
Are there a minimum number of nights for staying at your B&B?
Minimum night is 1. We do not allow half day bookings. No restrictions over holiday seasons.

What is you cancellation policy?
As we do not have credit card facilities we cannot charge a cancellation fee. We rely on trust that you will let us know at the earliest opportunity of a cancellation. It is only fair on us that this is done a minimum of several days before your arrival date, otherwise we cannot on-sell the room.
No-shows are frowned upon and will be noted.
What types of payment do you accept?
Payment is by cash in New Zealand dollars on arrival. If you are with us for more than one night then payment can be made in full the next day by arrangement. We do not have credit facilities or eftpos and do not accept bank checks or travellers checks.
Is there a special etiquette that guests should know about and comply with?
We are totally relaxed here when it comes to clothing attire, especially if you are the only guests booked in. Obviously if there are other guests staying here then you use your common sense as to how you would dress in front of others.
As mentioned, our property is clothing optional in our outdoor and spa pool area, but it is good for us to know when enquiring if you would like this as we can make arrangements to either not let the second room or place you into Bedroom 1 closest to the outside area.
You may wear whatever you are comfortable with.

Rotorua is the mecca of tourism and has just about every conceivable activity you can think of.
Rotorua is of course famous for its geothermal parks and thermal hotpools and it the home of Maori history and culture and the only place in New Zealand where you can taste a real hangi (food cooked in the ground).

What would you say to people who have never stayed in a bed and breakfast?
Staying in a B&B gives a home-away-from-home feel with all the comforts of home. It gives you a chance to sit and chat with your hosts and learn more about our city and country. If you are travelling alone it gives you some company as well. In terms of privacy, there is no real difference to staying in a motel or hotel as you all have your own room and bathroom. We eat together at breakfast time, but so do you at many communal breakfast buffets in hotels.
As hosts we are aware of when someone wants to be left alone and when we should be there for them to sit and chat. If you have never tried a B&B before I strongly recommend you give it a go - you may never book a motel or hotel again once you have tried it.
